# Estimate & Pricing

**Purpose of this step**\
The estimate converts the defined scope into a written price based on documented work, materials, labor, and known conditions.\
Pricing exists to reflect the scope—not to influence a decision.

**How estimates are structured**\
Estimates are built from the approved scope and may include:

* Labor required for the defined work
* Materials specified in the scope
* Equipment, access, and protection requirements
* Disposal, permitting, and compliance costs (when applicable)

Pricing is tied to *what is written*, not what is implied.

**What influences pricing**\
Pricing may vary based on factors such as:

* Project size, complexity, and access
* Material type and availability
* Installation method required by manufacturer or code
* Existing conditions observed during inspection
* Scheduling or sequencing constraints

Two homes with similar issues may still price differently due to these variables.

**What is included vs. excluded**\
The estimate includes only the work and materials listed in the written scope.

Unless explicitly stated, estimates do not include:

* Unseen or concealed conditions
* Work outside the documented scope
* Upgrades or changes requested after scope approval

Exclusions are intentional to prevent assumptions.

**Why prices may change if the scope changes**\
If new information is discovered or the scope is modified, pricing may change accordingly.\
Price changes are tied to scope changes—not timing, pressure, or decision speed.

Any changes are documented and reviewed before work proceeds.

**What this step does not do**\
Estimate & Pricing does not:

* Require a same-day decision
* Lock a homeowner into a contract
* Serve as a negotiation tactic
* Replace the written scope

**What comes next**\
Once the estimate is reviewed, the homeowner may move forward, request clarification, or take time to decide.\
If accepted, the process moves to agreement and scheduling.
